Off Market Deal Problems

Hi guys!

As a relatively new investor I am looking for new ways to find great off market deals. So I have a few questions that I would be interested in hearing as many different answers as possible too.

1) What sort of stuff are people doing to first of all attract motivated sellers?

2)What sort of problems have people had when finding and closing off market deals?

3) How did you over come these problems?
