How to find a good deal?

Hello members of BP, I'm just starting out and listening to as many of the podcasts as I can. I really wanna understand everything before I make any moves. I have some reasonable capital and would love to invest in rental properties. Is there any advice to doing research on what constitutes a 'good deal'? Is it simply all. About the numbers? The area? Trying to figure out what a good area would be to invest and how to research areas based on population growth/jobs/etc.
