Finding current rent rates

Hello BP community,

When analyzing multi-family properties how do you find current rent rates? Would you call rentals close by or could this information be found online?

Hi all,

I do a lot more than that. While I am in negotiations to buy the property, I am placing fake Facebook market Place ads, fake Craigslist ads and at the rent that makes me good cash flow.  This time of the year, if my phone does not ring off the hook in a one week period I RUN FOR THE HILLS and get out of dodge.  You may say, what if the seller catches you?  Who cares.  I don't leave anything to chance.
