Purchasing self storage facility

Good evening everyone, I’m looking into possibly buying a small “mom and pop” storage facility in upstate NY. The facility is NOT being sold through a realtor. My biggest concern is knowing what paperwork I’m looking for when buying. Titles, permits etc.. Thanks!
