How much should we rely on our agent (buyer/Seller)?

Since both Buyers/Sellers do work with agents to Sell/buy real estates. There are instances when you ask if a task was suppose to be done by yourself or your agent.

Do you guys (Agents/Investors/Buyers/Sellers...) have a checklist of tasks you perform when buying/selling? Or do you rely on your agents to guide you through the purchase and sale process?

That's a hard one because each deal is different and each relationship is different. I have had some where I just threw a sign in the yard, a listing in the MLS and forwarded everything else over (we had a deal). I have also had them where I stopped over before every showing and grabbed the dog, put it in my car and then followed the potential buyers and their agent through the house like a hawk (That's what the client wanted). I guess on the buy side a general rule of thumb is if it relates to the financing or repairs it's on you. If it relates to the contract and timelines it's on the agent. So my biggest recommendation is to keep a good communication channel open and always ask what the next step and what do we as a team need to have done to get there.
