How to create a buzz when selling or renting a property
How to create a strong sense of urgency
1. Take photos AND a video of your property. The video can simply be a variety of pictures. BUT it should show life experiences of your property.
Eg if you have an outdoor sittIn area set the table for breakfast and show the great view.
Or inside lay some board games on the table or floor
You are striving to get the potential renter or buyer to picture them and their family living in that space
2. Post to Zillow take a video THIS helps a HUGE amount with getting views and saves
3. Post to the local Facebook swip swap
Answer all messages stating they can see the house on date at 2:00.
4. Make appointments to see the property BUT all appointments are the same day and time. I personally think Sunday at 2:00 works best for many reasons
Have the appointment 2 weeks away from when you first create your Zillow entry
5. Arrive at the property at 2:10
6. Wall up to the door infrint of the crowd. Before unlocking the door turn and state.

The only fair thing is to rent/sell on a first come first serve basis.
The first to have cash for first/last and security or earnest money down and who pass the Credit requirements will get the property
