Local banks for Cash Out Refinancing?

Hello Everyone - I am looking to take action and start purchasing rental properties to follow the BRRRR strategey. I have a local private friend who is willing to lend me cash upfront to purchase property, I will pay for repairs out of my pocket and would then like to cash out refinance initial money then rinse/repeat. Do you know guys recommend or know any local banks that have no seasoning period and are investor friendly? Thanks for your help!
