What's going on PB community!! What is the difference between owning a 2-plex and 4-plex? I'm planning to buy and owner occupy my first property! My plan is to use a 5% down payment, so I figured, I might as well utilize a 5% down payment and have my rent/ taxes and have money in my pocket buying a 4-plex compared to collecting one rent from a 2-plex. What the are the laws for a 4 plex? Thanks for all the support!!

The mfu 2-4 units are all conventional loans. They share the typical benefits of all MFUs, more rents and several expenses in common amongst all units. You can even get an FHA loan if you OO, as you've suggested. MFUs 5+ however, are all commercial loans, OO gives you no advantage, and the LTV will be 70-75%
