Be carefully when using Hard Money Lenders! Make sure you understand their loan requirements, such as the need to send their inspection team out to the property.  Do not write a "cash offer" with no contingencies. If you do so, you leave yourself no escape clauses and the seller is under no obligation to accommodate your lender's inspection team.  Unless you have the money in your account, it is not a cash offer but rather financing from a private lender.  Always write your offers with at least on escape clause.
