First RE deal

Greetings BP, I have my first RE deal coming up, my parents are willing to donate the money to me to make this deal - I just don't want to miss up anything. I was thinking of purchasing a lot with this older concrete block house and demo'n it and building a duplex. Lot size is big enough. Other thought: buy and hold, for a rental property. Raeford, Fayetteville North Carolina area. What's the price to build a duplex?

A basic rule of thumb as a builder...$100/sf to $125/sf. Mostly depending on what finishes are selected...vinyl siding, cement board siding, brick siding? Interior counters, cabinets, flooring, light and plumbing fixtures?
