Impossible to Invest in Real Estate?

Whats up guys! so for the past year I have been learning about real estate as well as saving... The Problem is Im an exchange student! (f1 visa) So it seems like getting a mortgage loan is out of  reach? (I have about 20k right now to invest) ... I would love to get into buy and hold (which is the main reason why private lending might not be the best option) ... so instead of saying I cant.. the question in my mind is HOW CAN I AFFORD IT? (and I will find the answer! but id love to hear some ideas?)
