Mineral Right Solicitations

I have oil companies that solicit me on a property I have in Greeley CO all the time to lease my oil rights. This properties lot is about 9500 sq ft.

Has anyone leased their mineral rights? it worth it to lease out the oil rights and what do the royalty checks look like?

The only downside to selling is you lose the rights and royalties, and some people might want minerals. I personally no differencedifference In value between those with rights and those without. They are diagonally drilling so no equiptment ever comes within miles of the property. They can't do anything within 300 feet of any residence, or maybe it is more now.
