Self directed educational savings plans?

Hi BP!

I have been trying to figure out how to purchase a rental property to help pay a portion of a family members college costs.  I know that accounts like these educational savings accounts can help you invest pre-tax dollars. Are there self directed educational savings accounts and can you use those to invest in real estate?

My goal would be to contribute funds here and purchase a rental property, and give those proceeds to my family member when he's in college.  

Does anyone have experience with these educational savings plans, and are there self directed options where you can invest in real estate?
