Acquiring more properties

Good day all! I'm hoping to pick your brains about my next step in my real estate journey. Two years ago I purchased my first duplex and moved into one side and rented out the other to obtain Owner Occupied financing. This seemed like such a great move for financial reasons that I decided to do it again. I just closed on my second duplex and plan to move into this one as well for the same reason. I'm not sure what my next move should be at this point as my debt to income level is now shot, right around 45%. I really would like to continue to purchase more multifamily rentals, but feel like I'm up against a wall until I either deleverage myself or get lucky with appreciation. Are there other ways of financing properties that I haven't looked at? At this point I don't have much cash in hand, but realize it will probably be years before I make my next move anyway.
