Downriver Michigan Inventory Terrible!

Looking for rentals in Downriver area. I'm only looking at Wyandotte Southgate Riverview Trenton areas. Inventory is bad and the new Foreclosures are rising in price, banks are raising asking prices making it hard to get a decent deal anymore. Any other locals buying in the downriver area finding anything good? I am waiting for a decent deal I'm ready to buy today. Maybe I am missing the boat and going to find myself even more disappointed in the spring when deals will probably be tougher. If their is any good wholesalers that find deals in these areas I would love to get on their buyers list.

so do i, but then i cash out all my cash, so the denominator becomes zero and thus the return is infinite. 

I like having my cash safe and sound in my bank account whenever possible, rather than at market risk. Don't know of any other investment where you can cash out and retain the investment.  Pretty cool.
