Thoughts on Ashview Heights, Atlanta Georgia

Hello,

Does anyone have any advice or insight on the Ashview Heights subdivision in Atlanta? My daughter goes to Spelman and her rent is $1878 for just her room in a very tiny apartment. The area is in walking distance to her school and there are 2 other colleges right there. She has expressed an interest in real estate investing and my thought is that she could start right there by here school. We could purchase a 3 or 4 bedroom house and have roommates. When she graduates, she could always rent it out to other students. I know the neighborhood is not the best but I noticed that there is a lot of rehabbing going on in the area.  The house that I am interested in was recently rehabbed. The house next to it and across the street from it was rehabbed and there are quite a few more on the street and in the area that are being rehabbed. 

Are there any plans for this community? She seems to be interested in the area and indicated that it was much better than West End and thought the distance to school would be very attractive to students. Any advice or anything you can share would be greatly appreciated.
