Barnum Neighborhood in Denver

I am looking at a home in the Barnum neighborhood in Denver and am wondering if any investors in Colorado have insights on the area? The home has a separate studio in the back for rental income with solid rental history but I am still trying to get a sense of the likelihood of consistency in renting it out as a short term or mid term rental.

    Barnum's a great place to buy. It's one of the last few "affordable" areas near downtown Denver.

    Are you buying as a primary residence, looking to house-hack with the studio out back? If so, be sure the studio was permitted. 

    I see a lot of fly-by-night structures in Barnum (and Valverde and Westwood). I say that because you'll need to either get an STR license if you want to run an Airbnb in that. Or you'll have to get a landlord license if you run an LTR. Either way, the city may flag a rental structure that wasn't permitted.
