Primary Home to Rental

Hello Everyone! I am looking for some advice here! Me and my partner moved from Utah to Maryland for school recently and we have a townhouse that we are looking to rent. we are currently remodeling and changing a few things before renting. what are the first steps to change my primary to a rental I lived there for about two years. I was studying the market and my rent will be just enough to cover the mortgage and HOA fee now I might to pay out of pocket for insurance but don't want to sell it yet because the area is growing and might have good appreciation in the years that follow. I would appreciate if you could give me some insight what would you do if you were in my shoes? Thank You!

As a newbie , I would start shopping for a property manager who can list and manage the rental. Then find a CPA who can help you set up and manage your business and advise you on the best business structure. I'm new to this too but this would be the first steps for me.
