What to do if no comps.First meetings ever.

I starting getting calls from my first yellow letter send out.Set up my first meetings in a couple of days.Very nervous to say the least.The first phone call I got I answered by accident and fumbled my words like a little kid.I've been doing research on the first few properties I;m going to meet the homeowners at the problem is there is no recently sold homes in the area for me to get an idea of a median price.One is a small 2bd/1bath the other is a 3bed/2bath.I'm in Worcester MA and the values of home drastically change a ittle down the road.Whats a new guy to do?

Jim, I wouldn't use the zestimate, sale prices in Worcester can vary block by block.

First, try to look at your first meeting as a learning opportunity. You get to make all the mistakes you want, and no one will ever be the wiser except you. The homeowner may or may not like what you have to say, but most likely, his reaction will be more about what's going on in his life than what you are actually saying.

Second, if you are comfortable doing so, PM me the address and what you know about the property. I will pull some comps, and have my Worcester partners take a quick look and give you an idea of After Repaired Value. Only if you are comfortable doing so, however. I don't buy property in Worcester, but they do. They will not go after the property to try to take it out from under you, and may be able to offer insight. I can't do this until tomorrow, but we'll see what we can do. Understand completely if you are not comfortable doing this.

Third, there are some sold comps on zillow, after you enter the address you have to filter for sold properties.
