Individual Roomate Leases

I'm interested in renting out rooms and would like to know what provisions are people including in there leases to protect themselves and their tenants. Things I would like to include are cameras in common areas, Inspection, Cleaning, Noise, Parking, Personal Spaces like fridge and cabinets space, bi-weekly rent collection.
