Tips for Newbies - Can't Get It Going
You know, this isn't a job where you just do certain things and you get paid as a result. Sometimes in this business you can do all of the right stuff, and still spin your wheels. A part of that may be due to the competition in your area. So, you're making offers at 70% of ARV - Repairs, and those offers are not being accepted. Or, those houses are selling to someone else for 2 or 3 thousand more than what you are offering. What gives? "I'm using the formula, and making tons of offers" you say. Well, yes. And your competition is doing the same thing.
Here's what I came to know and believe a few years ago. "If I'm going to be successful in this business, I have to be willing and able to do things that others either cannot or will not do". Basically, I needed an advantage. For me that advantage came in two areas - becoming a Realtor (better access and savings on commissions) and having lower-cost funding. For others, their advantage may be their willingness to knock on doors, or their ability to see value in properties that others can't see, or their willingness and ability to save money by doing their own repairs. What will you do to gain an edge?
