Is it easy to just buy a property and STR it? or are there too many restrictions to go through now?

Quote from @Katie Smith:

Like everyone else said, it depends on the town. For example, if you are looking in Clearwater - you will need to be in an unincorporated area. If you get caught doing a STR in areas they are not allowed, you will most likely get a warning at first, and then they can fine you if you keep renting out short term.

Absolutely, Clearwater definitely has tighter controls on short-term rentals compared to Tampa and St. Pete. The city has put some rules in place to manage how properties are rented out in the short term, especially focusing on stay durations and where rentals can even operate. If you're thinking about jumping into the Clearwater market with an STR angle, you'll really want to dig into those local laws to make sure you're all clear. This can feel a bit tricky, but getting it right from the get-go can save you a ton of headaches later. Need a hand figuring this all out? Just give me a shout!
