Has anyone used or heard of Blue Metric Group? Husband is interested investing in them, but I cannot find ANYTHING online about them no reviews ANYTHING!!

In October of 2023, my wife and I sold the final two parks of our portfolio to Blue Metrix Group. Weeks before closing Blue Metrix Group reached out and said they were struggling with the financing for the second park and they asked would we owner finance.  We agreed to help the young company out as at the time they only owned 6 or 7 parks. They had exhibited the desire to pay down debt and had cashed out the parks before us that had agreed to owner finance. We approached them a year into a five year owner financing and asked them if they were considering cashing us out as well. They said they would but wanted the park's balance to be discounted. We agreed on a discounted amount and Blue Metrix stated in mid September that they were shooting for the second week of October to cash us out but even if they had to do it out of cash that it would be no later than the last day of October. Time became of essence because my wife was diagnosed with stage 4 cancer in September. The second week of October came and went and we began reaching out the final week of the month. On October 31st Blue Metrix reached back out and said they weren't going to pay off the loan unless they got a greater discount. They clearly had no intention of paying off the loan in October but sought instead to further reduce their loan balance during a time of the note holder's personal hardship. It is our hope no one in Blue Metrix is a victim of such an aggressive business tactic while part of their management team faces such a difficult health challenge. They were aware of my wife's challenge and instead of keeping to their agreement with compassion they looked upon our hardship as an opportunity.

My wife and I owned, operated and sold five RV Parks; three to individual buyers and two to Blue Metric. The only deal we regret? Blue Metric Group.

I have sat through a couple of calls with these guys and have done some DD. Their numbers did not always add up from the initial calls to the follow up, and I believe the returns they are offering are super aggressive. I may be wrong, but will error on the cautious side. I like the space as this is pretty fragmented vs MH, so cap rates seems to trend higher.

Plus, I then ran across this lawsuit...it does not look good but I am not an attorney. I will probably avoid these guys for the moment, as I would hate to have capital tied up in lawsuits.

Also curious. I just sat through a free webinar they put on and it was fairly informative for being free. The gentleman Chris Koerner seemed well educated on the topic (mobile home park investing) and he gave enough information and follow-up documents that you could take the information and run. In the webinar, he stated he's been buying/selling MHP for over 5yrs and just recently he and his partners started the investment group. Of course, at the end, he plugs a masterclass with more specialized small group training for $3000 (money-back guarantee if not satisfied). I just happened to stumble upon Chris and Blue Metric Group while I was researching making the jump from SFHs to a mobile home park. I haven't researched the accredited investor side yet but probably will look at it. They seem legit insofar as everything seems legal and kosher.
