Are ADU's now going to be allowed in Reno, NV??

There was a local survey that was sent out from January 1st- February 29th of 2024 to pose this question. Below are the results with roughly 2,000 locals surveyed. 

About 67% of people responded Yes", with another 15% or so saying "Yes", but only in specific neighborhoods

The proposed changes (if implemented) would fundamentally change Single Family zoning in Reno, and could make the prospect of properties completely different here. 

I believe it would increase overall investment demand with our  landlord/tenant laws being significantly more landlord friendly than CA, property taxes not reassessing on the sale, consistent job and population growth, proximity to Lake Tahoe, and temperatures that are not as cold as Tahoe in the Winter but are cooler Sacramento or Las Vegas in the summer. 

The proposed changes would allow a duplex, triplex, or fourplex to be a (P) Permitted use in all single-family zoning districts: 

With Reno's significant land constraints and overall lack of inventory, I believe ADU's could potentially provide more affordable housing for tenants while allowing investors to be more creative with their properties.


Does anyone else see something similar happening in their area? What're your thoughts on ADU's?

Don't know Reno, been there and even have relatives there. However, locally some places in PA are allowing ADU, but have restrictions that if you build one for a parent or a child, that once they leave it can NOT be rented to a non-relative. So, there are cases here where ADUs are sitting their empty when the elderly parent passed away and can not be occupied by a non-relative.
