Opinions on Buying and Renting a Model House in York, PA?

Hi All,

We're looking into the possibility of purchasing a model house in York, PA, with a plan to rent it out. The builder is offering $4700/month, which covers a $800/month property cost. The rental contract is for 10 months initially, and then it becomes month-to-month. Our strategy is to buy and sell once the builder completes selling all the houses in the community.

The base price of the house they're selling is $420K, but the model house, with all upgrades, is priced at $450K. We're considering a 30% down payment for DSCR mortgage.

Do you think this is a good deal? Any suggestions or insights would be greatly appreciated.
