Selling note on cabin on leased land

I have a tiny cabin in a tiny cabin community. I own the cabin but not the land. The land is leased almost an acre. It’s fully furnished as an airbnb but I need to sell due to debilitating depression. It’s near Rome, Georgia. Can someone guide me to sell the note? Please help thank you so much
