Securities-Based Lending for international Real Estate Investment
A few years ago, I stumbled upon a financing mechanism that I believe seems underutilized in the real estate investment space: securities-based lending. For those who might be unfamiliar, this approach lets investors leverage their stock, bond, and other securities portfolios as collateral to secure a loan, all without liquidating any assets.
I've worked with a handful of clients utilizing this method to facilitate their offshore property acquisitions. I dont know much about the backend details but just the speed and flexibility of the process, but also the potential financial efficiency it offered seemed attractive.
While I understand that risks are involved , I genuinely feel that the real estate investment community could benefit from a deeper understanding of this financing tool.
With that said its not a popular tool where i am however the USA seems to have a pretty progressive portfolio system
Have any fellow investors explored or utilized securities-based lending in their real estate ventures? It would be invaluable to share experiences and perhaps shed light on why it's not as mainstream as one might expect.
