An investor's dream or nightmare?

Hey everyone, 

I would like to get some of your knowledge and experience on this property. This property is very unique, it consists of a double-wide modular home, a giant 64 x 24 detached garage, and a big 2,320 sq ft main Ranch Style home on the lot with ~ 8 acres. The big kicker is the main house was overrun by 100s of cats. No joke. The lady living at the house bought the double-wide to live in while the cats lived in the main house.

I currently just graduated from college and am looking to get into Real Estate investing. This deal is located in a rural area about 15 minutes away from downtown DuBois, PA (small ~10,000 people, more live in the surrounding area). Currently a half mile from my current house.

They want $279,000

Taxes are around $4,000

More information: 

Double-wide modular home built in 2005: Great shape, 3 beds, 2 baths, the roof is in great shape, little outdated

Detached garage built in 2000: the front has an RV garage door and area that can fit an RV, the back consists of a double garage door and a single door, and the upstairs of the garage is unfinished but has plenty of room to make an apartment with a kitchen and bathroom, the roof is in great shape.

Main house - Ranch Style built in 1983: 3 beds, 4 baths, (potentially add 2-3 more beds), the upstairs is currently unlivable, the downstairs is in good shape, the whole house is very outdated, would need floor completely ripped up upstairs, walls ripped up, and some of the poles need to be replaced (due to cat scratching them for years), also have a 2 stall garage.

I believe this place is great for an investor who has the time, money, and experience to fix it up. I would love to put an offer down at ~$150,000 because the main house would need almost ~$100,000 to make it nice. I would house hack the modular home while I finish the apartment above the garage, then I would move into the garage and completely rent out the modular while I gut and remodel the main house. 

Main question: what is the best way to get rid of the cat pee smell from 100s of cats?

Is this an investor's dream or nightmare?
