Nervous to make a move!

I am separating from the military soon and plan on buying my first home with my VA loan, looking at having a duplex built (3Bed/2.5Bath each side) seems like building is cheaper than buying and I'm just afraid it won't work out! They are priced at $219,000 for one side, I plan on calling and negotiating a price for both halves, looking for $420,000. It is in the best school district in the area, $2,500 a month for mortgage is just a scary commitment. Not really sure how to reassure myself that what I'm doing is correct I've listened to as many podcasts as I think I can! Any tips would be appreciated!
