Cash flow in the Bay Area

Is it still possible to find cash flowing properties in decent neighborhoods within 2 hours of the Bay Area ?

     I am actually cash flowing in San Jose SF since 2009 LOL.
    Also purchasing very big lot in 94541 that I could rent out two other unit, DSCR in this place is above 1.20.

    CF is everywhere, you just need to be very creative. Last week I saw a flip in San Leandro,originally 2/1 but the flipper modify it to 3/2 and convert garage to ADU , sell this combinatio for 950k, gone in second.

    So....there's that. In low cap rate market like us you just need to be very creative or create your own vision.
