Remote Investors: Door access
This might sound like a silly question but, for the remote investors out there, how do y'all handle rehabs when you can't get to the state? More specifically, if you purchase a house in need of rehab, how do you give contractors access to the property after you close? Do you:
1. Have the title company put the key in a lockbox at the property?
2. Have the title company send the keys to the contractor?
3. Have a property manager/realtor do the options above?
4. Other?
I'm really curious to hear what you all do and the pros and cons of each option. I know if it's turnkey, you can let property managers handle the rest but I'm curious to see how y'all handle a property that needs work.
