Can I call a seller directly without the agent involved?

Reading and listening to creative financing strategies. The general undertone for almost all strategies is to get on a call/conversation with the seller and explain to them how the buyer and seller can work together to get the best out of the deal (through seller financing, avoid closing costs, real estate agent commission etc.). As an investor I was told that I cannot reachout to the seller directly without a real estate agent. Are these strategies only application to investors with real estate license or investors who have an agent on their team?

Any suggestion for good books on creative financing is highly appreciated!
