I want to start a Manufactured Home Park.

What are the regulations for Manufactured Home Parks, seems like such a basic deal, get land provide access and utilities and charge rent.

What am I missing?

Hi David, 

Manufactured home parks are increasingly sought by investors and larger real estate corporations. Very good article here: https://moneywise.com/investin... On the coast there are a few existing listings and closed sales that support this momentum. Clearly home affordability or availability isn't improving any time soon..

As for regulations and development it's all about density, zoning and sewage/septic. There's a lot of waste produced in a condensed area so identifying an eligible parcel that's cost efficient to develop can be challenging. With that said development costs beyond septic or sewage can be quite reasonable. There was an excellent lot in Reedsport/Florence area that has been recently developed and converted and seemingly producing positive returns. 

Another consideration is space eligible for monthly RV rentals, particularly in destination areas. My recent coastal trip yielded 99% occupancy from Lincoln City to Bandon.

Anyhow if you email me with a purchase budget, timeline, reserves for development and desired return I can do some leg work for you anywhere in Oregon. I know of a few coastal properties that could be eligible.
