Is anyone investing or looking to invest in NJ market?

NY is currently untouchable although rental market is good. I'm thinking of branching out to NJ. I wanted to get some perspective on the long-term rental market in NJ, specifically Jersey City, Newark, Bayonne, and the surrounding areas.

Why not invest in the Capital Region of NY

Im a commercial agent in Albany,NY and can say people are seeing great returns. Cap rates float around 8% in the region and thats not bad at all. Multifamily investment is very much prevalent. And…. Its the Capital Region . 

How about thinking even bigger cause we can all get there. But investing into a shopping plaza or a warehouse? Getting triple net tenants that pay you while taking care of all other expenses
