Determine Rent Comps?
Hi Guys! I'm fairly new to the BP community, but I was curious to hear yalls thoughts on how accurate you think the rent estimate tool is. I am looking for an apartment in Miami to live in year 1 and then convert it into a rental. I'm struggling to figure out what to expect rent will be when looking at a place and between the BP rent estimate and Rentometer, I am getting a wide range of numbers. How do you guys go about pulling rent comps to determine what your unit will rent for? Thanks!
