Buying investment property in Rochester NY

I am currently living in Manhattan but was recently up in Rochester for a day looking at investment property. The purchase price vs rental income is very healthy (assuming occupancy and collections are there). I have read mixed reviews on investing in this market due to pro tenant system, high vacancy and very slow price appreciation. Any advice?

Hey Robert, I invest in Rochester. Currently have 4 units and Uber contract for three more. What area were you looking in? like most cities, there's going to be a huge difference between neighborhoods and suburbs vs city properties.
