Scope of work question for flippers

So Im just starting out flipping, got my first house under contract (short sale) and im in process of finding a contractor. Looking for a GC, not looking to sub everything out myself. House needs basement finsihed, 2 bathrooms and kitchen fully renovated and master bedroom needs new floors and install a bathroom. Ive had 2 contractors come out and look at it but one wanted to charge me $500 for written scope of work and estimate while the other asked me to provide the SOW... My question is how does everyone put together their SOW? Im not a contractor so I dont know every line item that needs to be done.... Also I want a full SOW/line item quote so I can compare "apples to apples" when getting multiple bids. Any input would be greatly appreciated. Thanks.

Contractors are busy and line for line bids are not worth their time right now.

Have your Real Estate agent refer you to some good handyman that can do the majority of your work for $20-$50 per hour or have them bid it.

Most of them can handle bathrooms and floors.

Handyman can work up to $2000 per job in most states.  So have him do most of the work and make sure it is 

of your quality.  

I wouldn't get multiple bids I would get maybe 3.  Don't piece meal your first house.  Have one person do 80 % or more.

Can you paint or remove the old bathroom vanities, showers, and kitchen cabinets and countertops.

That will save you $1500 at least.  Do you have a pickup, or a friends pickup you can use.?

Get creative but don't burn your bridges if the contractors/handymen think your going to piece it all out to the lowest bid and three guys are there working on their cheapest bid.

Most people will not deal with this arrangement.

Bathrooms will cost $2000-$3000 in labor  Materials $750-$2500.

Kitchens will cost $3500-$6000 in labor, materials $3500-$5000.

I could go on and on but I also need to go to work .

Good luck and have your agent help you along the way for leads on go help.
