Investor buying method (cash or credits)

Hi, everyone. I and my father are newbie in the investor world. I wanna ask to you about which buying method that investor should use to make good money rotation? We have limited money because my father already an pensioner. We already have 2 assets. One apartment and one kiosk. We bought the apartment used cash method. I felt so calm because I don't have something to worry like debt-claim, etc. But for the kiosk we used credits method. We try it because much of father's friend told us that if we want to buy some property to investment we should using credit method because they will marking up as well. But now I always worries about the money. We don't ever now when we'll use money urgently or something like that even we already laid some money for reserve. Which is better method? Cash or credits?

Please answer this question, because I still need to learn much things about investing. Thank you very much :)
