Medical/Retail New Construction

There are suburbs around me that have expanded rapidly with new housing developments in dire need of medical facilities like urgent care and commercial retail, etc…vs driving to the city. I'm thinking of building a new 4-plex commercial having medical in one, maybe my construction co in another, renting other two to help NOI. There are commercial lots available zoned for this.

Anyone have any experience with this? The build, determining the need/demographics and business plan, equipment, floor plan, codes, etc.

I have a nurse with money to invest, I figure finding local doctor(s) wanting to invest or work closer to home should not be that difficult. Lots I can do here, targeting the elderly perhaps based on median age, etc, may not even need a doc on site perhaps just to ones on call. Might add a pharmacist, etc.
