Modern Fourplex Townhome Sites From Austin to San Antonio

I am a developer looking for sites 1-2 acres in the Austin to San Antonio corridor to build multiple building fourplex townhome clusters in/near South Austin, San Marcos, New Braunfels, San Antonio downtown or suburban town centers. I am targeting submarkets within these areas that are characterized by high-growth, land value appreciation and connectivity, potentially within gentrifying neighborhoods and/or opportunity zones.  Looking for sites that are well positioned around areas of growth within close proximity of universities (to capitalize on student population) medical centers, technology districts, financial districts, area entertainment and outdoor recreation, trail systems & transportation options. I am hoping to capitalize on changing demographics, urbanization movements and a growing focus on sustainability, energy efficiency, technology and wellness, which is becoming increasingly important to a rapidly growing segment of potential tenants especially in the post COVID world.  Any thoughts on areas that may fit these criteria where I might start my search?  What are your thoughts on a modern fourplex approach in these growing but more traditional "hill country" markets?  Welcome any input.
