Prefab construction vs remodel for Los Angeles 90066 zip SFR

I was curious if anyone had any experience tearing down a property instead of doing a remodel in LA area and putting up a prefab and if the cost/time was less vs stick built and if it was appraised the same. What would one expect to pay for rehabbing a 1175 sq ft 3bd 1ba? Would it be better to just expand the sq ft, update kitchen, update bathrooms and general stuff in the house and put more money into an ADU in the back ? any thoughts?

@Steven Diebold Modular or pre-fab homes will command the same value as stick built or site built homes. They will appraise for less and the buyer perception or stigma of modular is still undesirable.

As for the cost to rehab or build new it all depends on type of construction and level of finishes. The best thing to do is talk to several builders that do the type of rehab or new homes you are looking to build. They will have plans and pricing options so you can run the numbers.
