Clackamas County (Oregon) Land Partition Advice
Does anyone here have experience with doing land partitions with Clackamas County in Oregon? We have just under 3 acres in a good part of town (unincorporated Clackamas County) which is zoned R10. It is essentially landlocked right now but has a public easement leading to the property, which is currently on steep terrain and has a driveway to a neighboring home. We've sat down with the county and had a preliminary meeting for a 6 lot subdivision long ago, but at the time it was too much of a project and they wanted us to put in a lot of road/utility for the sole purpose of benefiting the neighboring properties if they wish to develop in the future. One downside to this is that the neighbors aren't friendly and are not pro-development in the area.
We are no considering the partition, to have fewer lots and just build a roadway on the public easement, which is currently a gravel driveway. But I'm looking to speak with someone who has gone through this specific process with Clackamas County. Looking for ideas to help make this property in the best condition for sale and to obviously maximize profit.
