Best use development analysis for 60 acres mixed use

I have 60 acres in a high traffic location that I’m looking to develop for mixed use (90% residential, 10% commercial).

I need help to determine what kind of developments are in local demand in order to create a best use project plan.

How would you approach this?

Ideally there is a shorthand or ballpark method I could use on my own at this preliminary stage to avoid excessive spending on padded research fees. However, I do need a solid plan that proves feasibility in order to fund the deal so some cash outlay is possible.
