Any profitable ideas for this vacant lot?

I am new to BP and my only real estate investing experience is from buying a 0.3 acre lot from a family member a few years ago. I originally planned to build a single family home but now I am not so sure. My biggest fear was over building the neighborhood. Almost all the homes in this old coal town are duplexes. Would it be worth building a duplex (2bd/2ba per unit) on this lot and renting it out? Below is a link to the approximate location of the lot which is on the western side of Mulberry Way. Another stumbling block is that the public utilities are only run along Beech St so I would have to spend approx ($25-30k) to have them run to my lot. Does anyone have any savvy ideas or thoughts on what I should do with this lot??
