Need help w proforma

I was wondering if anyone here has any resources for how to put together either a proforma and/or an investment offering package. Little background, I'm an architect with two single family properties each zoned for 4 units in Berkeley. I'd like to run the proforma to see what is feasible and project a return. Once that's complete and positive, I would then develop an investment offering package in order to acquire funding from a couple of investors I have in mind. I'm new to the financial side of development, but have a grip on design and the construction management. I'm totally open to grabbing coffee if anyone is local as well. Any help would be greatly appreciated.
