Seeking Advice on Finding, Vetting, and Managing GCs for New Construction

Hi BiggerPockets community!

I’m diving into new construction projects as a real estate investor with a full-time job, and I’d love some advice on how to best find, vet, and manage General Contractors (GCs). Balancing a 9-to-5 with my real estate ventures is a challenge, so I want to ensure I have a solid team and efficient processes.

  1. Finding Reliable GCs: What methods do you use to find dependable contractors for new builds? Are there specific networks or websites that you’ve found helpful?
  2. Vetting GCs: What criteria or red flags should I consider when vetting GCs for new construction? Are there particular questions or documents you always request?
  3. Managing GCs While Working Full-Time: Since I can’t be onsite daily, what management techniques or tools do you recommend to stay updated on project progress and quality control? Any tips on remote oversight?
