Guidance for a New Builder in DFW

Hi everyone,

I recently finished up a builder mentorship program in Dallas, TX where we built a home (1500 sqft 3bd 2.5ba) from the ground up. I'm currently working on another project in Terell, TX. 

I want to complete more projects, and I have access to subcontractors, lenders, architects, realtors, etc. The whole team basically.

I also have the time to dedicate to projects, but I do not have enough capital at the moment to purchase my own lot. 

Can any builders/developers share their experience getting started or which route is best to take in the current market?

You just need to network locally. There is a lot of money in DFW and there are a lot of real estate meetup there, aka REA's, REI meetups. I would consistently go to those and meet investors. Or hang out at places where people with money go, i.e. nice hotel bars, nice restaurants, country clubs, etc.

    you can do a hard money style loan where its 50% down on the land and lender provides 100% of construction

    I have been trying to find a good program to join I also live in Dallas and looking to get involved! Would you mind pointing me in the right direction?

    How about Pace Morby's Gator program?   Will they fund those kinds of deals?

    I’m not familiar with the program. After a quick search though, it looks like you would partner with a wholesaler and bring the earnest money that ties up the deal until they found an end buyer. That wouldn’t work for me.

    Hi @Lissa Dear

    I am a realtor here in the FW area. Do you want me to get you in contact with our HML lender?

    I believe they do 100% LTC & 75% ARV. Not entirely sure about new construction
