Hey everyone!

I'm excited to be venturing into new markets, and South Carolina caught my eye. I came across a permitted land investment opportunity that sparked my interest, but I'm building my due diligence checklist and could really use some guidance.

My colleagues and I are focusing on ensuring the proper legal documentation is in place. Specifically, we're looking for:

  • Easements, encroachments, and dedications: Clear understanding of property boundaries and access limitations.
  • Liens: Any outstanding financial claims against the land.
  • Preliminary title report: Verification of ownership and potential encumbrances.
  • Survey: Accurate depiction of the land's features and dimensions.
  • Utilities reports: Confirmation of available resources and infrastructure capacity.
  • Soil tests and flood zone: Assessments of potential environmental challenges and construction feasibility.

I'd love to hear from experienced members about other crucial legal documents to check during land development due diligence in SC. Any additional tips or cautionary tales are equally welcome!
