Running the numbers and tips for duplex build

I am starting my first new build in a few weeks with plans to hold and long term rent depending on what interest rates look like when finished. This will be a duplex in a large metro city. I’ve dabbled in some commercial real estate development with partners, but this will be my first build on my own. I am using a contractor who I’ve had some great success with doing buildouts for my other office spaces. I’m hoping some others can share their checklists, hidden costs I need to plan for, ways you’ve been able to keep build costs low, and other tips you’ve learned along the way. It would also be a huge help if someone could share a comprehensive list of costs so I can check my numbers and ensure I’m not missing anything.
