LLC & Reseller permit

I am just completing a short plat subdivision on a rental that I owned. The land had existing home that has been rented. My plan is to build new homes on the new lots possibly for rental but in future sale as well.

i am consider following options and wondering if any is helpful from saving sales tax/ reseller permit perspective -


1. Do the construction as an LLC while owning the lots. The LLC will have reseller permit and LLC will build home for me for free (is that possible)?

2. Move the land to LLC and then build new home under LLC. Continue rental as LLC and in future sell the house as investment properly. I am assuming on this case I can't use reseller permit to defer sales taxes.


wondering if anybody gone thru scenarios like above and have any thoughts.
